 | Click on image to enlarge The goal of the Capital Group Orange County Campus development is to establish a built environment fostering a unique sense of community for up to 3,300 Capital Group associates while at the same time abiding by the strict guidelines
of the existing Spectrum 7 development. The size of the site allowed for the creation of a pedestrian campus of six three-story buildings at full build out, set around a central green and linked by a system of outdoor covered walkways.Office buildings of approximately 29,000–35,000 square feet per floor are set in pairs that frame a central green and create a series of more intimate courtyards connecting the paired buildings. The landscape was designed to encourage movement between
buildings and create opportunities for informal meetings and events. The paired office buildings at the south end of the central green serve as a main arrival point and are joined by a double height reception and entry pavilion serving as a front door to the campus. At the far end of the central green is a Central Services Building including mail and data centers, a central plant and a café where associates will be able to come together and gather as a group. Surrounding the site and
separating its internal circulation from the city streets is a landscaped berm planted with Bougainvillea on the interior, while conforming to the general requirements and character of the adjacent street plantings on the exterior. Traffic within the site is kept to a minimum of internal driveways linking the points of entry to three-story parking garages located at the corners of the site and flanking the main point of arrival. Atypical for the area, parking is provided in structured garages
to maximize the area available for a landscaped environment, thus allowing for the primacy of pedestrian circulation for associates and visitors throughout the campus. |
