Fully integrated office building — luxury hotel complex |
Waterview is located at a prominent bend in the Potomac River, adjacent to Potomac Tower, which was executed by the same architect a decade earlier. It
continues the curvature of the earlier façade but the program and solution are entirely different. Waterview is a large mixed-use project occupying its full site in the most comfortable way possible to combine a 24-story office building, a 220-room luxury hotel, and 60 condominium apartments in two shaped towers atop a six-story podium housing enclosed parking, retail and a variety of public spaces. The glazed three-tier
office tower accommodates tenants with large flexible interiors and sprawling views of the river and ceremonial Washington beyond. On the opposite side, by contrast, the building has an orthogonal face, more masonry than glass, to reinforce the city grid.The hotel / residential tower complements the office building but is set back for easy access from the street. A podium connects the towers and provides public access to a rooftop deck and the spectacular panorama it affords.
Public spaces in the hotel enjoy the same view as the hotel expands into the podium and out to the river's edge on the fifth and sixth floors. Waterview's staggered towers rise 300 feet (twice the height permitted in Washington). Perceived as separate buildings and changing shape from different directions, they create a strong and ordered waterfront presence appropriate for a city in full view of the nation's capital. |
