Center for new technology and innovation |
Click on image to enlarge The Arizona State University Foundation and the developers of the 37-acre SkySong project share a vision for a unique mixed-use environment that will serve the needs of business, research, the technology industry and academia, and build networks connecting university innovations and the global technology industry. Located at the intersection of Scottsdale
Road and McDowell Road, it is a place where the university, businesses, and private-sector researchers will jointly develop, commercialize, and market new technologies and where technology experts and entrepreneurs will interact. The SkySong Center will consist of approximately 1.2 million square feet of development in multiple buildings within an urban environment that includes plazas, landscaped open spaces, and a boulevard. It is envisioned to have a wide range of land uses to create a
mixed-use (live, work, and learn) environment. The phase-one and phase-two office buildings orient toward a landscaped boulevard and create the background setting for the public realm. They are lined with shops and restaurants at the ground floor, with offices above. The setback at the upper level, as well as the articulation of the ground floor retail, provides a lively interface with the street. The iconic SkySong shade structure anchors the central plaza, offering shade and a place for
gathering and the lively interaction of tenants, visitors, students, and neighbors. |
 | Master Plan: Rezoning provides maximum building floor area ratio (FAR) of
0.8, building height limit of 60 ft., approximately 1.2 million s/f of development. Program includes office, retail, residential, hotel. Parking: surface initially, with structured parking occurring as development intensity increases. Parking provided at one space per 300 s/f of commercial development.Phases One and Two: two 150,000-s/f office buildings; SkySong shade structure |
